How they voted

No recorded vote.

What the record says

  • Newtown agenda item p2026-03 identifies 4404 West Chester Pike as a sketch-plan application for a three-lot subdivision. The portal links an application, concept plan, boundary and topographic survey, fire marshal review, zoning-officer review and an October 16 township-engineer review.
  • Newtown’s agenda also lists the Edgmont Township 2026 draft comprehensive-plan update and historical-preservation items for 561 N. Newtown Street Road and 125 Hunt Valley Circle. The agenda does not state a final subdivision approval or property designation.
  • Marple’s agenda lists one preliminary/final plan: M. Cohen and Sons proposes a 28,927-square-foot pole-barn building on a 4.05-acre property at 0 Marpit Drive/410 Reed Road. Existing uses include a masonry building, iron shop, paved parking and vegetated areas.
  • Marple’s Agenda Center still shows the October 21 zoning agenda without a minutes link. The current meeting-recording portal returned an access message in this review, so Case 2026-13 and Case 2026-14 outcomes remain unverified—not denied, approved or tabled.
  • PECO’s 9:11 a.m. municipal report lists zero affected customers and zero outages in Marple and Newtown Township. The Delaware County total was 88 affected customers across six outages. A county total does not establish an outage in these two municipalities.
  • Both township Alert Centers list no active alerts. Aqua’s September 21 regional taste-and-odor notice remains posted; Aqua says drinking-water standards are met. It is not a boil-water advisory.
  • The MNSD agenda index still displays the October 13 committee agenda and September 22 regular-board agenda; no new motion-level outcome was identified. Substantive school coverage remains held for independent conflict review.

Why it matters

The proposals could change the use and layout of two West Chester Pike–area properties and a Marple industrial parcel. Residents need the actual recommendations, conditions, engineering issues and later governing-body decisions before treating either project as approved.

“Why?” questions officials should answer

  • Why is a three-lot subdivision proposed at 4404 West Chester Pike, and what access, traffic, stormwater, zoning and emergency-response issues remain?
  • What action is requested tonight on the two Newtown historic-property items, and what legal effect would it have?
  • What site, drainage, traffic, fire-access or operational conditions will Marple’s commission recommend for the pole-barn plan?
  • What were the October 21 Marple zoning decisions and individual member positions?

Comparable prior decisions

No materially comparable prior decision identified.

Consistency review

No claim is made that either applicant has received approval, that any official has favored or disfavored an applicant, or that an engineering comment establishes a defect. The two township reviews involve different sites, procedures and requested actions.
